A New High-Rise Apartment Building With a Ground Floor Food Market Is Coming to Auckland

Due for completion in 2027, the new 55-level residential tower will offer health and wellness facilities, a sprawling gourmet food market and of course, a prime inner-city Federal Street location.

Auckland's CBD has been looking a little forlorn since COVID, but a concept for a brand new apartment building headed for Federal Street has things looking up.

Set to transform Auckland's skyline, a new 55-level residential tower located at 65 Federal Street will contain 357 residential apartments, all situated above an indoor Market Place on the ground floor.

Due for completion in 2027, the new building is from ICD Property — an international company that has developed high-rises in Melbourne and Adelaide. This is their first project outside of Australia.

Developers say the addition to Auckland's skyline building is particularly unique thanks to its 29:1 plot ratio — significantly greater than the traditional 13:1 ratio on inner city sites. Basically, that means the lower levels of the building sprawl across the entire site, offering heaps of space for a luxe food market and inner-city housing. Don't worry tourists and lovers of the Sky Tower — at 183m high, special consideration has been taken to make sure the building doesn't encroach on the epic views of Waitematā Harbour from the tower's viewing platform.

For those keen to move into the inner city, there will be many perks to living in the new building. A communal area on level 38 will have stunning city views, a large lounge area, and a commercial kitchen to cater for family gatherings and community events, while on level eight you'll be able to make the most of a health and wellness centre including a gym, pool, and other amenities.

Meanwhile, the ground floor Market Place will be drawing food lovers back to Federal Street — it promises an array of restaurants, cafes and outlets selling local produce, as well as cultural festivals and cooking classes. And of course, you'll be neighbours with some of the city's best inner-city eateries, including Depot, the Federal Delicatessen and 1947.

If you're looking for a new pad and this one ticks all the boxes, we're sorry to say you have a while to wait. Construction of the tower is scheduled to start in March 2024 with work completed in mid-2027.
